Planning Commission recommended 6-0 to approve with revised conditions:
1. Buffers/Landscaping: Buffers on North, East and South property lines are proposed as 8- foot high vegetation at the time of planting, or a masonry wall, 8-foot chain link fence with privacy slats, or 8-foot solid wooden fence. No buffers shall be required between individual lots within the PID. The PID shall meet perimeter buffer requirements along US 17, wall/fence or berm and 8-foot trees, and the median of the entrance road shall be landscaped including trees.
2. The applicant shall have the pylon sign fronting US 17, consistent with the Written Statement and the applicant may also have a monument sign as proposed in the written statement within the median of the entrance road. The Planning Commission recommended that neither sign be a digital sign, noting the rural character of the surrounding area. The applicant offered external lighting for the monument sign.
