SUBJECT: Staff is proposing to amend Article IV of the Land Development Code to change the impact area for all new development of 400 or more daily trips from one mile to three miles.

BACKGROUND INFORMATION:
In 2006 when the County adopted its present concurrency ordinance, the impact area for a Major Traffic Study was three miles for residential.  In 2008, this was changed to one mile.  Staff is proposing to amend Article IV of the Land Development to change this back to three miles.  There was discussion at the October 9 Board meeting to have a lower impact area for office and industrial employment generators. At the October 9th meeting, this item was deferred to November 13.
