Per Sec. 3-17(f)(1) of the Land Development Code the minimum lot width at the building line is 60 ft. in the RB zoning district.
The owner is requesting a variance to reduce the minimum lot width at the building line from 60 ft. to 50.1 ft. to allow for the construction of a single-family residence on the subject parcel.
The subject parcel is located in the RB (Single Family Residential) zoning district. The RB zoning district requires a minimum 60 ft. width at the building line. The subject parcel is lot 94 of the Southampton Unit One subdivision which was approved by Plat in 1999. As platted, the subject parcel is 50.1 ft wide at the building line which does not meet the minimum width required in the RB zoning district. The application for the requested variance includes a site plan which shows that the desired residential dwelling proposed by the applicant can meet the required setbacks of the RB zoning district.
