Variance to the Clay County Land Development Code, Article III, Section 3-5(c), to increase the allowable size of an Accessory Dwelling Unit.

BACKGROUND INFORMATION:

The parcel contains a 980-sf residence (guest house) which was built in 2015 at the time of removal of an existing 1900 sf mobile home.  The applicant desires to place a new 1,920 sf manufactured home on the parcel and transition the existing residence to an Accessory Dwelling Unit.  

 

The size of the existing residential unit (980 sf) would exceed the maximum 40 percent of the new desired manufactured dwelling unit (1,920 sf.) as set forth in Sec. 3-5(c) of the Land Development Code.  As desired the ADU would be 51 percent of the size of the primary residence.
