The application is requesting to rezone three (3) parcels totaling 9.56 acres from AR to PS-3. The subject parcels are located south of C.R. 220 and west of Claude Rd. Each parcel is presently developed with a single-family dwelling The subject parcels have approximately 1,041 feet of frontage along C.R. 220 and 478 feet of frontage on Claude Rd.
The future land use of the subject parcel is Rural Fringe. The proposed PS-3 zoning district is permissible in the Rural Fringe future land use. Properties to the south and west of the subject parcels are zoned AR (Agricultural/Residential) and are developed with single-family residential uses. East, across Claude Rd., is property zoned PS-1 and is the location of the St. Johns Classical Academy. The stated purpose of the rezoning is to facilitate the development of a stand-alone emergency room along with a medical office building.
The Fleming Island Citizen Advisory Committee reviewed the request on Feb. 15, 2023, and voted 4-1 to recommend approval.
Planning Commission held hearing on March 7, 2023, and voted 5-2 to recommend denial of the rezoning request.
