The application is requesting to rezone 1.02 acres from BA-2 to BB-2. The future land use of the subject parcel is Commercial. The parcel is located approximately 2 miles west of Blanding Blvd. on C.R. 218. There is a 30-foot drainage easement along the rear of the property. Property immediately to the east is zoned BB. South and west of the parcel is property zoned AR and north across C.R. 218 are properties zoned AR and BA. The present BA-2 zoning limits development of the site to professional offices having a gross floor area of 2,500 square feet. The state purpose of the rezoning is to facilitate the development of an office and accessory building to support a pest control business.
Middleburg/Clay Hill CAC discussed this rezoning at its Aug. 21, 2023 meeting. The CAC voted 6-0 to recommend approval of the proposed rezoning.
The Planning Commission voted 6-0 to recommend approval of the staff report at the September 5 meeting.
