This is a request to rezone a single parcel totaling 1.36(+/-) acres from PCD Planned Commercial Development and BA (Neighborhood Business) to PCD (Planned Commercial Development). The parcel is designated Commercial on the adopted Future Land Use map. The parcel is located in the southwest quadrant of the intersection of C.R. 220 and Plantation Drive. The parcel has approximately 185 ft. of frontage on C.R. 220 and 330 ft. of frontage on Plantation Drive. The subject property is bordered to the south by a parcel with PS-1 zoning and to the west by a parcel zoned BA. .
The County rezoned the northern 1(+/-) acre of the subject parcel to PCD in 2017(Ord. 2017-13). Pursuant to State Law, the developer availed themselves of the automatic extensions granted with each emergency declaration declared by the Governor. Therefore this PCD has not expired. The original PCD permitted uses allowed in the BA zoning district as well as a carwash. The proposed rezoning will expand the existing PCD boundary to include 0.36(+/-) acres that are presently zoned BA and adopt a new Site Plan.
