BACKGROUND INFORMATION:
The applicant is requesting a change in zoning from PUD to PUD in order to provide a site plan and standards for the development of 180 multi-family units on approximately 11.36 acres located within the Planned Community future land use (Crossings DRI). The multi-family use for this parcel was previously established under Ordinance 2016-44.  This amendment further refines the lot and building requirements by including maximum lot coverage and height standards as well as specifying active recreational amenities to include a clubhouse, pool area and dog park.  The site is surrounded by conservation lands to the north and west and a forty-foot natural buffer along US 17 to the east.  To the south is the Radar Road easement which will serve as the access point for the development.  Landscaping standards include a thirty-foot buffer along the southern perimeter of the property.  The site was cleared years ago in preparation for future development.
